Final Walk-thru Results

Our final walk-thru took place on Thursday. Along with Dave, our superintendent, we also had two other people walk with us. It was definitely beneficial to have extra eyes as we went thru each room. The walk-thru took us 2.5 hours. I think it could have taken much longer had we not been visiting the house almost every day. As we walked each room I had a notebook to write down everything Dave said, while the others had a roll of blue tape to put on things needing fixed (mostly just marks on the wall, ceiling and baseboards). Dave was also writing things down, along with checking all the windows, drawers and doors.  After walking the inside we worked our way outside. We had a small list of things needing done, nothing major. Once the house was checked Dave went over the Homeowners manual with us. The homeowners manual contains every detail about about the care of the house and appliances (HVAC, water heater, etc).

 After the items on our list are fixed we will have a short walk-thru Wednesday to follow up. We close Thursday morning!

Walk-thru is here!

It's hard to believe after all we have done over the last year that we are finally getting ready to close on our new home. Boxing up our house of ten years to get it ready to sell, running around to get ready for showings and open houses for eight months, walking lot after lot to try to find the perfect place to raise our family, and making the decision to build a new home. After many prayers and discussions, we trust that we have made the right decision and this process of building has truly been a great experience.

We are so thankful to everyone who has helped us along this journey. Our realtor, Quintin (Pivot Realty) worked SOOO hard to sell our previous home. Our parents have helped us with advice, watching our kids, and so much more. Fischer has made the building process such an enjoyable one. I know I have said it before but it is so true. Everyone we have worked with is pleasant and knowledgeable. We are fully confident that we are moving into a solid, well-built home.

We cannot wait to move in and make great memories with our family.

Now for a few updates on our home...
- The brick that was broken has been replaced
- The carpet has been cleaned and the spot removed
- The spot in the bathroom floor has also been replaced

Finishing up

For the past several days there have been small pieces of blue tape appearing throughout the house. Today the painters/drywallers came to touch-up the paint and drywall knicks. They are working hard to make sure our house is ready for our walk-thru on Thursday. 

A few things we (and Dave) have found during our last few visits.
- One of our recessed lights is out in the family room
- A few knicks in the banister
- A brick is chipped
- Black spots on the carpet
- A cut in the master bath floor

We continue to notify Dave when we find things like these and they are fixed within the next day or two later. Our oven and window have both been replaced.

We are so glad we decided to add the patio when the house was being built. The cost is minimal compared to hiring someone or doing the work yourself later, and having your yard torn up in the meantime.

Carpet

We have carpet! We are happy with the color and that we went with and that we upgraded the family room carpet pad.

Our garage door and front door have been painted. I believe the only outdoor painting that needs to be complete is the front porch. The back patio was also extended today, and a cement step was installed.
Our superintendent Dave met with us at the house today so we could show him the piece between the siding and roof that was a concern. He said he would take care of it. The other issues we have found have been fixed already or are in the process. A new oven was delivered today and will be installed this week. A window that was accidentally broken is being replaced Friday. We appreciate Dave and Tim being there to answer our questions quickly whether through email or text anytime of the day.

We have turned in all of our paperwork and financial information to our mortgage company. Once our walkthru is complete we will be ready to close!

The remaining things include door handles and tracks, drywall and paint touch-up and cleaning (there are probably a few other things too).
Our parents will be joining us for our walkthru. I think the more eyes and ears the better! We are grateful and blessed to have their support during this process.

We are SO close!!

Our final walkthru is scheduled for July 12! The walkthru will be to go over all of the details of our home, and will take several hours. I will be taking plenty of notes :) After the final walkthru my understanding is that Fischer will finish up anything needing fixed before we close.

We talked to our superintendent, Dave, about the oven and he is ordering a replacement. He also said that we won't be getting sod because we didn't have that package. No big deal.

Found something yesterday that we wish we would have known about. If you don't get their garage door opener installed, you will get the hardware (handle and lock) on the outside of your garage door. Nothing we can do about it now, but good to know if you are thinking about building.

Our landscaping was installed yesterday and looks very nice. They definitely do not skimp on the amount of trees and flowers.

The only other thing we are working with Dave on right now is the panel between our siding and brick. It looks like the panel is bubbling out and not completely flat (hard to explain).

We now have shelves in all of our closets too! Our shutters have been put up, and by the end of next week we should have shutters and carpet

Our kids are enjoying going to the house each day and seeing if anything has been done in their rooms. I can't wait to paint and decorate their new rooms!

Lights

After being out of town for a few days we were eager to get back and see what had been done on our home. With the doors now being locked we try to get there earlier in the evening so we can still get in. A few times we have had to just peek thru the windows.

- Guardian has installed the surround sound speakers
- Grass seed and hay laid
- Front Porch has been built
- Outlet covers are on
- All interior doors have been painted
- Bathroom light fixtures and toilets have been installed
- Outdoor lights are in
- We have a mailbox

I am sure there are many other things done that we can't see.

Yesterday we did notice several things we have questions about. We sent them to Dave our superintendent.

- We had thought they were putting down sod in the front yard
- Our oven door is difficult to open and has a scratch on it

We have received our final bill from Fischer that states our walkthru and closing will be scheduled soon!!

Kitchen

Another day of AMAZING work done on our home. As we see our selection color choices begin to take shape (flooring, cabinets) - we couldn't be happier with the choices we made at the Fischer Design Center.

The first thing we noticed today when we arrived is the siding is up! The yard has been leveled out as much as possible to allow for sod and seed to go down soon.

Inside...the kitchen looks awesome! The cabinets and countertops are in place. In the family room our fireplace mantel is up. The mantel is at a great height for the tv to be hung above it. Also on the first floor some of our baseboards have been put in.

The railings going up to the second floor are in, and in the master bathroom we have the sink and countertop.

We had a 12x12 patio poured off the back door. After it was complete last week we were disappointed with how small it is. I wish we would have measured out what the exact size of that was before choosing it. We talked to our sales counselor, Tim, and quickly decided that it was well worth the change fee to add on to the patio.
